We are now 90% completed on the road construction and we expect to have hydro installed to the lots this summer as soon as Hydro can schedule the installation of the lines. The telephone lines will be buried along the hydro lines as soon as the hydro line installation is completed. We have our own sandy beach area which is sheltered and warm from Summer until late October. We have had the pleasure of using this beach ourselves for the
last 9 years and are now in the process of offering our property to interested future cottage owners, who will value the refreshing solitude that this lake lot development has to offer. The first stage of the subdivision includes: a)Block one, lots 1 to 38, b) block two, lots 1 to 21; and, c) block three,
lots 1 to 19. The balance of the future lots will be subdivided next year after the marina is
completed as we need the space for the marina excavation. If someone wants a lot in the future
lot area, we are accepting 25% deposits on these lots to hold them for the future lot owners
to take possession once the marina is completed.

On all of our lots, as we are on a peninsula, you can enjoy the Sunrise over Dolly bay to the East and the Sunset over the Narrows to the West. This gives us the longest amount of sunshine of any lots in the Lake Manitoba Narrows area! The lakeview lots are clear of any bush, ready for cottage or house construction and landscaping. The lakefront lots will require about 30 meters of brush and trees, along the lake, to be cleaned up as required by the individual lot owner.

We have a hiking/jogging trail system planned for along the lake along with shelters and park
benches along the way where people can exercise or sit and drink their morning coffee while
enjoying the lake and the sounds of the birds and waves. We are about 2.5 km. from the new
18 hole Narrows West Golf Course, Hotel, Store, Liquor Mart and Bar, on a all season maintained road just off of the paved highway #68 and it is very rare to hear the sounds of the Highway #68 traffic on a calm day. (Just the sounds of the birds singing, waves on the lake, and the frogs.)

We are bordered by leased crown land to the south, Our own property to the north and the only trespassers we have ever found on the property are the resident deer that pass through the property at night or early morning down the lakeshore leaving their tracks in the sand. Note, All lakefront lots are on for a special reduced price of $45,000.00 (Cash, Visa, Master card or certified cheque purchase only) as an additional purchasing incentive until the end of June 2008.

We also give AIR MILES on all lot, house/cottage sales and all building material purchases!

There is no time limit for building a cottage or permanent residence on the lots but as we are a
RONA BUILDING CENTER, and have been a General Contractor selling (Custom Built and
Ready-to-Move) Homes and Cottages for the last 30 years, we do reserve "the right of first refusal" for all cottage construction contracts (RTM or Custom Built on site) and/or the supply of all building material packages sent to these lots. The minimum home/cottage size is 850 square feet and as incentive to our customers, we are offering a 15% discount on the listed purchace price of the lot when a completed cottage is purchased at the same time as the lot, under the same sales contract. (This
discount is not available on the special cash purchase price as it is already better than the 15% offer)

We will also be offering cottage maintanence, and weekly grass cutting services for all of the cottage owners who would require these services
while they are absent from their lot, or would like the cottage completely ready for their vacation when they arrive at the lake.
