new cottage subdivision in the Grand Beach area

This is a new cottage subdivision in the Grand Beach area that has been approved and is going up right now.  The roads have been started and many lots have already been pre sold. There will be 150 lots for sale in 3 phases with over 70 lots in the first phase. With the first phase almost sold out we have decided to open up phase 3 for sale one year early. The starting prices for these lots are as low as $35,000 and up for the lake view lots. Most lots are 100 ft wide by 250 ft deep.  The owner will finance lots with no qualifications at 5% and with only 10 % down payment. All lots are fully treed with variety of poplar, ash, birch, pine and spruce trees.  This subdivision is within minutes drive away from the Grand Beach Gates and the golf course. The subdivision is within a short waking distance of its own sandy beach.The South beach casino is a 15 min drive away.

This subdivision will include an environmentally-friendly low pressure sewer system enabling year-round cottage use and environmental benefits.

Requirements and Regulations

These requirements are mandatory so that the quality and ambience of SunSet Bay Estates is assured over time.
·                            Cottage size 
·                             All bungalow style cottages must be 1,200 square feet or larger. 
·                             All two storey cottages must be 1,450 square feet or larger. 
·                             No cottage may be higher than 35 feet off of the ground.
·                            There shall be no manufactured homes on the site at any time.  Trailers may be on the site for a maximum of two (2) years while the cottage is under construction. Manitoba Hydro will set up a construction drop while the Purchasers are under construction, but will not hook directly to a trailer.
·                            There is no time limit to start construction of the cottage, but once the cottage is started, the cottage must be closed in complete with external finish within two (2) years.
·                            The lot owner may not clear trees from his side yard (15 feet) and front yard (25 feet) setback.  The front yard is defined as closest to the road.
·                            Lot owners must not dump lot clearing spoil or any construction waste onto any public reserve within the development, and must keep their site neat and tidy while under construction.
·                            Each cottage lot shall have only one approach from the road and that approach may not be wider than 30 feet.
·                            The only "ready to move" (RTM) homes that shall be allowed to be moved onto the site is if it is less than one year old.
·                            No more than one garage to a maximum of 30' x 30’ and no more than one out building or shed to a maximum of 12’ x 12’ may be erected on any cottage lot. (maximum garage size updated on October 7 2009)
·                            Cottages must be built to all Rural Municipality building code and fire code regulations.
·                            Cottage Owners may not engage in any commercial enterprise out of their home.
·                            Cottage owners must connect to the municipal waste water system - no other septic system is acceptable and Cottage owners are responsible for their own water systems.
·                            Hydro, telephone and high speed internet are available to the lot line
